114 Land Agreements Mapped Against Template Terms

Challenge

The client held signed option-for-lease agreements and the reference templates they came from, but had no way to see how far the signed versions had drifted . Each agreement runs roughly 50 pages, and the provisions that drift sit scattered across the document rather than in one place. No map existed.

Approach

Axiom built a tabular review in Legora, placing the template on one row and every executed agreement beneath it, then running ~75 columns across the portfolio, one per material provision. Reading across a row gives the full picture of one agreement; reading down a column compares every agreement on the same term. The Axiom lawyer spot-checked outputs against the source PDFs and named the exceptions.

Impact 

  • Any signed agreement can now be checked against its template on ~75 provisions, sourced to the document rather than to recall.
  • Surfaced a 500x spread in option payment rates, from $0.01 to $5.00 per acre, inside a single template family.
  • Flagged two MFN clauses with different radii, 15 and 40 miles, that change the next negotiation nearby.
  • Delivered at roughly half the client's outside-counsel cost for the same work.
